Who are J&N Developments? We are a Northern Tasmanian-based building company specialising in high-quality thoughtfully designed homes. We’re passionate about craftsmanship, sustainability, and creating homes that are not only beautiful but comfortable and durable for the long term. ​
Where do you build? We primarily build across Northern Tasmania. If you’re unsure whether your location is within our service area, just reach out.
Do you build custom homes? Yes. Every home we build is tailored to the client, the site, and the way you want to live. We work closely with you (and your designer or architect, if applicable) to bring your vision to life.
What makes J&N different from other builders? We’re a small, highly skilled team that genuinely cares about the outcome. We focus on clear communication, quality materials, and innovative building methods. We don’t build volume homes – we build homes we’re proud to put our name to.
What types of projects do you take on? We specialise in: - New residential custom homes - Architecturally designed homes - Energy- efficient homes - Select renovations and extensions
Can you help with design and planning? Absolutely. We can work with your chosen designer or architect or connect you with trusted professionals we regularly collaborate with. Our team can help guide you through the whole process from start to finish, including engaging consultants and council approvals. You’ll be supported and fully informed the whole way.
How long does the build process take? Timeframes vary depending on the size, complexity, approvals, and weather. Once your design and selections are finalised, we provide a realistic build program and keep you updated throughout the process.
How much does it cost to build with J&N? Every project is different, so pricing depends on design, size, materials, site conditions, and finishes. We believe in transparent pricing and will clearly outline what is included in your build.
Do you provide fixed-price contracts? Yes, where possible. Once plans, specifications, and selections are finalised, we provide a fixed-price contract, so you have certainty. It takes a lot of time and effort to provide clarity and confidence when it comes to your project costs. This is why we charge for a quote. Everything is included so there are no surprises or uncomfortable conversations during the build process. We want the process to be as enjoyable as possible for everyone.
Do you build energy-efficient homes? Yes. Sustainability is a core focus for us. We prioritise energy-efficient design, quality insulation, smart material choices, and passive design principles wherever possible.
Are you licensed and insured? Yes. We are fully licensed and insured, and all work complies with Australian building standards and regulations.
Who will I be dealing with day-to-day? You’ll have a dedicated point of contact and a hands-on project management team overseeing your build from start to finish. We are always contactable and willing to help.
How do I start the process? Fill out our online submission form with us much information as possible. This helps us determine how we can best help you. We will then get in touch to book an initial conversation. We’ll talk through your ideas, goals, budget, and timeline to see if we’re the right fit for each other.
Do you offer quotes? Yes, after reviewing your plans and requirements. We focus on providing accurate, realistic pricing rather than quick, vague estimates.
What happens if I want to make changes during the build? We understand ideas can evolve. Any changes are discussed openly, costed clearly, and approved by you before proceeding.
What level of quality can I expect? We build to a high standard and don’t cut corners. Our team takes pride in their workmanship, and we work with trusted trades and suppliers who share our values.
How involved will I be during the build? You’ll be kept in the loop throughout the build with regular updates and open communication. If questions come up or decisions are needed, we’ll talk them through clearly, so you feel confident every step of the way. We utilize the JACK app management software which means you will get access to a client portal – everything in one place including weekly updates with site photos. We also let you know what has been accomplished during the week and what is coming in the weeks ahead. We also schedule regular site visits at certain stages of the build which are set before construction begins.
Will I be kept informed if issues arise? Yes. Building isn’t without challenges, but we believe in honesty and proactive communication. If something comes up, we’ll explain it clearly and work through solutions together.
Are you currently taking on new projects? We take on a limited number of projects at a time to maintain quality. Availability changes, so we recommend getting in touch early.
